Median Home Sale Price Rises 9% In Darien In 2014

FAIRFIELD COUNTY, Conn. -- The median sale price for single-family homes jumped significantly in 2014 in Stamford, Darien and New Canaan, bucking a countywide trend.

The median sale price surged:

  • 19 percent in New Canaan to $1.68 million;
  • 9 percent in Darien to $1.468 million; and
  • 7 percent in Stamford to $610,000.

The data was reported in a fourth quarter analysis by William Pitt Sotheby’s International Realty.

In Fairfield County, however, the median sale price stayed flat for 2014.

For the fourth quarter, Stamford saw an increase of 10 percent in home sales compared with the same period in 2013. New Canaan (down 4 percent) and Darien (down 2 percent) saw small declines.

For the year, New Canaan home sales fell 13 percent, compared with a 9 percent slide in Stamford and a 4 percent drop in Darien. Houses were also taking a long time to sell in New Canaan, with an average of 174 days on market in the fourth quarter.

Median sale price, however, shot up 19 percent in the fourth quarter in Darien, compared with the fourth quarter in 2013. New Canaan rose 6 percent in the fourth quarter compared with 2013, while Stamford fell 4 percent.

Stamford’s median sale price at the end of 2014 was $610,000. Darien’s median sale price stood at $1.468 million, while the Fairfield County median sale price was $460,000.

Realtors are optimistic for 2015.

"We’re very bullish for 2015,'' said Stamford's Brad Kimmelman, brokerage manager of the William Pitt Sotheby’s International Realty office in Southport. "We're seeing that already. In January we have already surpassed where we were. Interest rates are still low, and there are buyers out there.”
